A building inspection assesses the condition of a property, while a pest inspection looks for timber pests and damage. Together they give buyers an independent view of the risks they cannot see from the listing photos.

What each report covers

A building report reviews the structure, roof, walls, damp, plumbing and electrical basics, and flags major and minor defects. A pest report checks for termites and other timber pests and the damage they cause. Scope varies between providers, so confirm what is included.

When to order them

Order both inspections before you commit, ideally while the contract conditions are active. At auction, inspections must be arranged before bidding because the sale is unconditional. For apartments, check the building and common areas in addition to the unit itself.

Acting on the findings

Use the report to renegotiate, request repairs, or walk away if the issues are serious. Ask the inspector to explain anything unclear, and factor estimated repair costs into your decision rather than ignoring them.
