The period between exchange and settlement is short but dense. Confirming finance, finalising documents and preparing funds in the final weeks prevents the delays that push settlement dates and cost both parties money.

Confirm finance and funds

Re-confirm your loan approval, valuation and the exact settlement amount with your lender and conveyancer. If you are transferring funds, ensure they arrive with enough time to clear before settlement day.

Final checks and adjustments

Rates, water charges and strata levies are adjusted between buyer and seller at settlement. Your conveyancer prepares these adjustments and completes a final title search so the property is ready to transfer.

Settlement day

On the day, funds and documents are exchanged, the title is transferred and registered, and the buyer receives the keys. Confirm the handover time with the agent and attend a final inspection shortly before settlement if you can.
