Title searches and checks
The conveyancer reviews the title, searches for easements, covenants and restrictions, and checks rates, water and strata records. These checks can reveal issues that would otherwise surface after settlement.
Contract review and requisitions
They explain the contract, confirm inclusions and exclusions, and raise requisitions with the other side where information is missing or unclear. This is the stage where problems are best caught and fixed.
Settlement coordination
On settlement day the conveyancer coordinates the transfer of funds and documents, registers the ownership change and confirms the keys and adjustments. Their work continues after settlement until registration is complete.
