Agent commissions and marketing costs, without surprises

How selling fees are structured, and the questions to ask before you sign an agency agreement.

Prime Vista perspective

How selling fees are structured, and the questions to ask before you sign an agency agreement.

Selling involves an agent commission and usually a marketing budget. Fees are negotiable and vary between agents and states, so understanding the structure before you sign keeps the costs transparent.

How commission is calculated

Commission is most often a percentage of the sale price, sometimes with a fixed component, and is usually subject to GST. Some agents offer tiered rates or flat fees. Ask for the complete fee schedule in writing before you commit.

Clarify the marketing scope

Marketing costs can cover professional photography, floor plans, portal advertising, signage and social promotion. Ask what is included in the fee and what is an additional charge, and compare like-for-like across agents.

Ask before you commit

Review the agency agreement for the commission rate, marketing budget, campaign duration and any exit terms. A clear agreement protects you and gives the agent a defined brief to work towards.
